The Facts

Quotable Value (QV) is the NZ Government's official property valuation agency, providing the rateable values (RVs) that councils use to calculate property rates. QV.co.nz is the free public-facing portal where anyone can search any NZ property by address and see its current capital value, land value, improvement value, last sale price, sale history, floor area and land area. Rateable values are updated on a three-yearly cycle (next Auckland general revaluation: 2025/2026). QV also offers paid e-Valuer reports for more detailed valuations.

This is the free version of what CoreLogic charges $200/month for. Less data, less analysis, but enough for a quick check on any address in seconds.

Use case: you're scanning a TradeMe listing, you want to know what the property last sold for and what the council's rating valuation is. QV in 30 seconds.

The thing to know about QV ratings: they're updated three-yearly per the Auckland general revaluation cycle. The number you're looking at is a council valuation for rating purposes, not a market valuation. In a rising market, RVs are below market. In a falling market, RVs can be above market. Don't use the RV as your offer benchmark.

The other thing: QV doesn't show off-market or undisclosed sale prices. CoreLogic does. So if a property has been bought and sold in an off-market deal, QV won't show that transaction at all. For thorough comparables work, cross-check QV with CoreLogic.

When to use this

QV is the free first lookup for any NZ address — sale history, last sale price, land area, capital value. Use it when you want a fast read on a site before paying for anything. Treat the rateable value as a council rating instrument rather than a market price; the RV cycle is three-yearly and lags the market in both directions. For serious comparables you will outgrow QV and need Property Guru, but for pub-test feasibility QV is good enough and free.
