The Facts

Homes.co.nz is a free property data platform owned by the REA Group (also operates realestate.co.nz). The HomesEstimate is an algorithmic valuation refreshed monthly, drawing on REINZ sales data, council CV, property characteristics and recent comparables. Property pages include sale history (sometimes back decades), CV history, suburb statistics, photos from past listings, and a map of nearby recent sales. Most data is free without a login. Premium features (full sales register, downloadable reports) require a paid plan.

A Developer's Take

Free. Open it before you open QV. The HomesEstimate algorithm refreshes monthly, the council CV refreshes every three years, so on any market where prices are moving, Homes is giving you a more current read.

The use case I lean on: quick comparable scan before I make an offer. Type the address, scroll the recent sales nearby on the map view, eyeball the price band, decide whether the asking price stacks up before I commit any further time. Five minutes start to finish.

The HomesEstimate isn't gospel. It's an algorithmic read on what the property would sell for today given the comparables in its model. On a clean suburb with lots of recent sales it's within 5-10%. On a unique property (waterfront, lifestyle, character home) the model struggles and you need a real valuer.

The sale history is where Homes earns its keep for vendor advisory. You can see what the owner paid, what they've spent (if there's been a recent renovation), and triangulate roughly where their walk-away number sits. Combined with what you can see on the Companies Office, you can build a pretty good picture of seller motivation before you write an offer.

Bookmark it. Use it alongside QV (legal CV) and CoreLogic (deep comparables) for the full picture.

When to use this

Open Homes.co.nz for any quick comparable check, suburb-trend pull, or to see what a vendor's last asking price was. The HomesEstimate is more current than the council CV because it updates monthly versus every three years. Use it as a starting point for sale-comp analysis, then confirm specific comparables in PropertyGuru / CoreLogic. The map view of recent sales is genuinely useful for understanding a street's tier.
